Professional Representation
During Construction, the probability of going over budget and beyond schedule can be mitigated by professional representation. General Contractors can offer unrealistic proposals during the bidding process. Project delays and incongruous site conditions may be the result leading to conflicts and legal challenges. Owner’s Representation will prevent these issues during pre-construction and develop a team to execute the build phase in an organized manner.

Construction Management
Complete construction management services include pre- con, construction and close out. Tyrell works with the A&E team from the start. This guarantees the owner's interest is implemented during the entire process. Additionally, Tyrell qualifying the right sub contractors will expedite the assignment and execute the highest standards for your project.

Owner's Representation

Our representation can start with site analysis and selection. Tyrell will then qualify the design/development team and lead the pre-con phase. Our team aggressively delivers the owner's objectives during construction. Specifically, holding the budget while administering quality control that meets the owner's expectations.



Tenant Improvement
Our Tenant Improvement team fast tracks office, medical and retail assignments. Additionally, our experienced hospitality division consists of designers and project managers that are creative, dynamic and cutting edge.
We will examine the best means and methods to deliver space within the limits of the project's critical path. Tyrell will assess your current conditions; establish a budget and phase out the construction process, including FF&E procurement, delivering high quality finishes with properly commissioned equipment.

Under the Climate Mobilization Act, Local Law 92 and Local Law 94 require all New Buildings and Major Roof Renovations to install and maintain a Green Roof.

A Green roof will add weight to the structure of a building, you must hire a Professional Engineer (PE) to perform a structural analysis.

The Engineer must file with DOB a certified Alteration Type 2 (ALT2) application.

​Applications submitted to DOB for the installation of a green roof system must include a plot plan, roof plan and green roof details.

​Inspections of the green roof must be performed by an Engineer, or Landscape Architect to certify its continuing compliance.
